You're at one of the most sought-after addresses in Nashville. The house is fully stocked — towels, toiletries, coffee, and a welcome bottle of Tennessee whiskey waiting on the kitchen counter.
Your host, Marcus, is available 24/7. Everything you need is in this guide.
One private spot in the driveway. Additional vehicles may use metered street parking on Ryman Alley — meters run until 10 PM on weekdays, free on Sundays. No parking on the grass under any circumstances.
Don't be the only one who knows where everything is. Send this guide to everyone in your group — it works on any phone, no app download needed.
One link. Everything they need. House rules, check-in, WiFi, local picks — all in one place.
Tap Share in your browser, then "Add to Home Screen." It works like an app — no download, no account, no nonsense.
This home is loved and well cared for. We ask that you treat it the way you'd want your own home treated. Follow these rules and you'll have an incredible stay — and your full deposit back.
⚠️ Violations of occupancy, no-smoking, or party rules may result in immediate removal from the property without refund, and/or additional charges up to $1,000.
The rooftop deck is one of the best views of the Nashville skyline you'll find at a private rental. The hot tub holds 6 adults and is maintained at 102°F year-round. Cold beer in the outdoor fridge. Bluetooth speaker is on the ledge.
The deck has seating for 8, a gas grill, string lighting, and a small outdoor fridge stocked with water and White Claw on arrival (one per guest — after that, it's on you).
Gas Grill: Turn the propane valve counterclockwise to open, press and hold the ignition button on the front left burner for 3 seconds. All burners are independent. Close the valve fully when done.
String Lights: Switch is on the wall just outside the rooftop door, right side.
One private spot in the driveway — first come, first served if your group has multiple cars. Additional vehicles: metered street parking on Ryman Alley and 4th Avenue South. Meters are $2/hour, enforced 7 AM–10 PM Mon–Sat. Free on Sundays.
The Bridgestone Arena parking garage is two blocks away for $10–15/night if you need a second spot for the whole stay.
Washer and dryer are on the second floor, hallway closet. Tide Pods are on the shelf above the dryer — use one per load. Do not use liquid detergent in this machine. For delicates, use the mesh bag hanging on the closet rod and run the Delicate cycle.
The dryer runs about 45 minutes on Normal. Don't overload — two-thirds full max for best results.
A full-size iron and ironing board are in the master bedroom closet. A handheld garment steamer is on the shelf above it — great for hanging items without setting up the board. Fill the steamer with tap water, give it 90 seconds to heat up, and keep it 2 inches from the fabric.
The iron's steam setting works well on cotton. For silk or synthetic — use the steamer only.
The kitchen is fully stocked: dishwasher pods under the sink, paper towels on the counter, trash bags in the drawer below the sink. Keurig on the counter with a full rack of pods — help yourself. Filters for the water pitcher are in the cabinet above the fridge.
We provide a starter supply of dish soap, sponges, and hand soap at every station. Please leave what you don't use.
Nest thermostats on each floor. The house is pre-set to 70°F. You can adjust as needed — just don't set AC below 66°F or heat above 76°F, as it strains the system. If either thermostat shows a red "Emergency Heat" icon, text the host immediately.
When you book through Airbnb or VRBO, you pay their service fee on top of the nightly rate. That's typically 12–16% added to your total — for nothing you actually use.
When you book direct, that fee disappears. Same house. Same host. Same experience. Just a lower total.
Text the host before you leave. Returning guests are always offered first availability on open dates — and you'll never pay a service fee again.
If you have a friend, a coworker, or a group that needs a Nashville home base — send them here. They'll get the same experience you're having, and you'll get rewarded for the introduction.
Bachelor parties, girls trips, work retreats — if you know anyone who plans group travel to Nashville, a personal introduction is worth $75 every time. Text Marcus directly to set it up.
There's no call center, no automated response, no ticket queue. When you text, you get Marcus — or his property manager Deja, who is equally obsessed with your experience.
Typical response time is under 10 minutes. Late night responses may take up to 30 — but if it's urgent, say so and someone will pick up.
Most rental platforms filter your messages through their app, delay them, and bury them in a system. We think that's backwards. You're a guest in our home — you deserve a direct line, not a support ticket.
This is the standard. Not the exception.
Enter your total stay cost and number of guests — we'll handle the math.
Start a group chat for your crew with all the trip details in one place. Easiest way to coordinate arrival times, dinner plans, and who's buying the first round on Broadway.
The rooftop at golden hour is the shot. Skyline behind you, cold drink in hand — it'll be the best photo from the trip. Best light: 6:30–7:30 PM.
Other great shots: the neon sign above the front door at night, the hot tub with city lights, and the kitchen island spread if you're doing a group dinner.
Tag @honkytonkhouse on Instagram or send your best shots directly to Marcus. We feature guest photos in the guide and on the listing — with your permission, of course.
Leaving a review takes 2 minutes and means everything to a property like ours. If anything wasn't perfect, text Marcus before you post — we'll make it right.
🚨 If this is a life-threatening emergency, call 911 immediately. Do not wait.
